Arch Brokerage is a full service real estate brokerage firm affiliated with Washington Square Partners. Arch primarily serves retail and office clients in finding spaces that suit their needs. What differentiates Arch from larger brokerages is that we accept a select number of assignments each year and are therefore able to focus our attention on achieving the best result for each individual client. Our fiduciary responsibility is clearly defined as we represent tenants and do not manage buildings. Laurence Roberts serves as lead principal and personally manages each assignment in a hands-on manner. This extends to personally advising clients on all financial and operational aspects of sales, new lease acquisitions, lease terminations, lease recaptures, assignments, subleases, buy-outs and renewals. Acquire Retail Space: For retail assignments, we meet with each client to understand its culture and expansion plans. We then develop a profile of the target consumer and compile a list of ideal markets. Our in-house market research department utilizes up to the minute demographic and financial research. We help clients create a financial model to forecast sales, contributions and return on investment. Acquire and Market Buildings: Marketing programs are designed to guarantee maximum appropriate exposure for properties. Up to date marketing information ensures achieving the highest possible selling price. Knowledge of buildings' operations, sales achieved in comparable buildings in the neighborhood, assessments and sub markets help in arriving at a property's value. Lease Extensions/Recasts/Terminations: Arch works with its clients on a case-by-case basis. We are experienced in negotiating complex deals on behalf of our clients.
OUR ASSIGNMENTS:
Magazine Publishers of America ("MPA") Magazine Publishers of America ("MPA") turned to Arch Brokerage's principals to help renegotiate its lease at 919 Third Avenue. Negotiations resulted in their terminating their lease under favorable terms in order to take new space. Ferrari/Maserati of North America ("Ferrari/Maserati") For Ferrari/Maserati of North America ("Ferrari/Maserati") Arch Brokerage's principals negotiated a lease of showroom display space at a prime Park Avenue location. The negotiations required confidential and aggressive deal making skills. Location of a showroom in a prime Park Avenue/mid-town location was a first for a car dealer. Bezos/Nathanson Marketing Group ("BNMG") For Bezos/Nathanson Marketing Group ("BNMG"), Arch Brokerage principals successfully placed the growing firm at a new location with the same landlord. The deal resulted termination of a prior lease and a new lease on larger space with favorable terms to BNMG. One Jamaica Center For One Jamaica Center in Queens Arch assisted in introducing new retail tenants and a major theater operator to Downtown Jamaica, a redeveloping central business district in eastern Queens. River Plaza: For River Plaza, the first major shopping center built in the Bronx in a decade, Arch has assisted in negotiating tenant leases. Arch has helped facilitate introducing exciting new retail tenants to the Marble Hill, Bronx neighborhood including Target, Marshalls, Starbucks, and Applebees.
The Forward and Workmen's Circle:
For The Forward and Workman's Circle, Arch working with Washington Square Partners (WSP), have assisted with facilitating all aspects of the ambitious redevelopment of the headquarters of the Forward and Workmen's Circle. Arch and WSP assisted the client in completing an analysis of the benefits of the organization relocating and redeveloping its headquarters located on Park Avenue and 33rd Street. Arch has handled all aspects of plans to relocate The Forward and Workmen's Circle and reposition the building.
