Washington Square Partners (WSP) provided development advisory services to the developer of Harlem Park, a mixed use project of approximately 530,000 square feet planned for 125th Street and Park Avenue in Harlem. The project continues the revitalization of Harlem by bringing Class A office space, market rate residential units and prime retail space to the east side of the 125th Street corridor.

The project required a rezoning, setback waivers and a special permit. It is located in the Upper Manhattan Empowerment Zone and will be receiving an incentive package. WSP guided the project through the City's ULURP process, managing the environmental, agency, City Council and community reviews. The design of the project and the community's participation were the most prominent issues. WSP was instrumental in bringing a world-class architect to the team and worked with the developer and community to craft a Memorandum of Understanding on employment and contracting opportunities. The City Council approved the project on November 10, 2004.
